從茶百道和蜜雪冰城的點位選址對比中,可以知道的是,一個品牌要開出萬家門店,這種增量只有可能從住宅區門店中來。

2023年8月(yue)15日,四川百茶(cha)百道(dao)實業股(gu)份有(you)限公司(以下簡稱“茶(cha)百道(dao)”)正式向港交(jiao)所遞交(jiao)招(zhao)股(gu)說(shuo)明書,擬(ni)主(zhu)板掛(gua)牌(pai)上(shang)市(shi)。

招股書顯示,2020年(nian)1月1日(ri)起,茶百(bai)道的門(men)店(dian)數的從531家(jia)迅速增(zeng)(zeng)至(zhi)6597家(jia),并進(jin)一步擴張至(zhi)截至(zhi)最后實(shi)際可(ke)行日(ri)期的7,117家(jia),覆(fu)蓋全國31個省市(shi),實(shi)現中國大陸所(suo)有省份及各線級(ji)城市(shi)的全覆(fu)蓋。2022年(nian),茶百(bai)道門(men)店(dian)的零(ling)售額約133億(yi)元(yuan),2020年(nian)至(zhi)2022年(nian)的復合年(nian)增(zeng)(zeng)長率為139%。

財務數據方面。2020年(nian)(nian)至(zhi)2022年(nian)(nian),茶百道的營收分(fen)別為(wei)(wei)11億元(yuan)(yuan)、36億元(yuan)(yuan)和(he)42億元(yuan)(yuan),復合(he)年(nian)(nian)增(zeng)長率為(wei)(wei)98%;凈利(li)(li)潤(run)(run)則(ze)分(fen)別為(wei)(wei)2.4億元(yuan)(yuan)、7.8億元(yuan)(yuan)和(he)9.6億元(yuan)(yuan),復合(he)年(nian)(nian)增(zeng)長率為(wei)(wei)101%。今(jin)年(nian)(nian)第(di)一季度,茶百道的營收同比增(zeng)長53%至(zhi)12.4億元(yuan)(yuan),凈利(li)(li)潤(run)(run)同比增(zeng)長51%至(zhi)2.8億元(yuan)(yuan),凈利(li)(li)潤(run)(run)率則(ze)為(wei)(wei)23%。

今(jin)年上半年,茶百道(dao)完成(cheng)(cheng)了成(cheng)(cheng)立以來(lai)第(di)一筆(bi)也是唯(wei)一一筆(bi)融(rong)資(zi)——由(you)蘭(lan)馨亞洲領(ling)投,正心谷、草根知本、番(fan)茄資(zi)本以及中(zhong)金資(zi)本參投,總融(rong)資(zi)規模9.7億元。

招股(gu)書(shu)還披露(lu)了店(dian)(dian)(dian)面的(de)分布(bu)(bu)情況,截至2023年3月31日的(de)這(zhe)6597家門(men)店(dian)(dian)(dian),從(cong)區(qu)域分別(bie)來看(kan),一線(xian)、新(xin)一線(xian)、二線(xian)、三線(xian)、四線(xian)及(ji)以下城市(shi)門(men)店(dian)(dian)(dian)數量(liang)分別(bie)占茶(cha)百(bai)道(dao)門(men)店(dian)(dian)(dian)總(zong)數的(de)10.7%、28.7%、21.1%、19.4%及(ji)20.0%,在(zai)(zai)全國各(ge)線(xian)級城市(shi)的(de)門(men)店(dian)(dian)(dian)分布(bu)(bu)較為多元化;從(cong)門(men)店(dian)(dian)(dian)所處業態分布(bu)(bu)來看(kan),截至2023年3月31日茶(cha)百(bai)道(dao)在(zai)(zai)購物(wu)中心、社區(qu)、其(qi)他商圈的(de)門(men)店(dian)(dian)(dian)數量(liang)分別(bie)占茶(cha)百(bai)道(dao)門(men)店(dian)(dian)(dian)總(zong)數的(de)39.2%、30.3%和30.5%。

“明亮(liang)公司”根據(ju)極海數(shu)據(ju)顯示,茶百(bai)道平均客(ke)單價為16元(招股書顯示茶百(bai)道2022客(ke)單價為28.6元),近90天新(xin)開了(le)2494家門店,近90天沒有新(xin)關門店。

門店地(di)域(yu)分布:省(sheng)份浙江最(zui)多,城(cheng)市成(cheng)都最(zui)多

極海數據顯示,2021年(nian)(nian)(nian)三(san)季(ji)度(du)(du),茶(cha)(cha)百(bai)(bai)道新(xin)增了(le)478家(jia)(jia)門(men)(men)(men)店(dian)(dian)(dian),到(dao)(dao)2022年(nian)(nian)(nian)二(er)(er)季(ji)度(du)(du)之前(qian),茶(cha)(cha)百(bai)(bai)道一直在新(xin)增門(men)(men)(men)店(dian)(dian)(dian),2021年(nian)(nian)(nian)四季(ji)度(du)(du)和2022年(nian)(nian)(nian)還分別新(xin)增了(le)1392家(jia)(jia)門(men)(men)(men)店(dian)(dian)(dian)和1035家(jia)(jia)門(men)(men)(men)店(dian)(dian)(dian),在2022年(nian)(nian)(nian)二(er)(er)季(ji)度(du)(du)到(dao)(dao)2023年(nian)(nian)(nian)二(er)(er)季(ji)度(du)(du)之間,茶(cha)(cha)百(bai)(bai)道基本停(ting)止了(le)門(men)(men)(men)店(dian)(dian)(dian)擴張(zhang),門(men)(men)(men)店(dian)(dian)(dian)只(zhi)有一家(jia)(jia)或無(wu)門(men)(men)(men)店(dian)(dian)(dian)新(xin)增,而到(dao)(dao)2023年(nian)(nian)(nian)二(er)(er)季(ji)度(du)(du)之后,茶(cha)(cha)百(bai)(bai)道門(men)(men)(men)店(dian)(dian)(dian)擴張(zhang)再次提速,今年(nian)(nian)(nian)三(san)季(ji)度(du)(du)茶(cha)(cha)百(bai)(bai)道新(xin)增了(le)2494家(jia)(jia)門(men)(men)(men)店(dian)(dian)(dian)(數據與實(shi)際情況可能有區別)。

從(cong)2022年(nian)二季度(du)到2023年(nian)三季度(du),疫情(qing)影響(xiang),各地品(pin)牌線下商業停滯,同期瑞幸也減(jian)少了(le)新增門店。而對于2023年(nian)三季度(du)門店擴張,或(huo)許(xu)也跟(gen)獲得融(rong)資有一定關系。

據極(ji)海數(shu)據,2021年(nian)(nian)到2022年(nian)(nian)二季度,茶百(bai)道得(de)門(men)(men)店總(zong)數(shu)一(yi)直(zhi)在增長的,2021年(nian)(nian)三季度總(zong)數(shu)3175家門(men)(men)店,到2022年(nian)(nian)一(yi)季度門(men)(men)店數(shu)已達(da)5556家——但上述數(shu)據還(huan)顯示,之后茶百(bai)道沒有新增門(men)(men)店,甚至(zhi)從(cong)總(zong)數(shu)看還(huan)關了一(yi)些門(men)(men)店。

2022年二季度茶百(bai)道總(zong)(zong)的(de)門(men)(men)店(dian)(dian)為4873家,和5556家門(men)(men)店(dian)(dian)相(xiang)比關(guan)閉(bi)了(le)683家門(men)(men)店(dian)(dian),2022年三季度茶百(bai)道門(men)(men)店(dian)(dian)總(zong)(zong)數為4452,相(xiang)比上一(yi)季度的(de)4873家門(men)(men)店(dian)(dian)又關(guan)閉(bi)了(le)421家門(men)(men)店(dian)(dian)。也(ye)就是(shi)在2022年茶百(bai)道一(yi)年關(guan)了(le)1104家門(men)(men)店(dian)(dian),4452家的(de)門(men)(men)店(dian)(dian)總(zong)(zong)數維持到(dao)2023年二季度。

地域(yu)分布上(shang)來看,盡管茶百道從四(si)川起價,但目前門(men)(men)(men)(men)店(dian)最多的省(sheng)份是(shi)浙江(jiang),有(you)(you)781家(jia)(jia)(jia)門(men)(men)(men)(men)店(dian),其(qi)次是(shi)江(jiang)蘇(su),有(you)(you)698家(jia)(jia)(jia)門(men)(men)(men)(men)店(dian)。四(si)川有(you)(you)595家(jia)(jia)(jia)門(men)(men)(men)(men)店(dian),位(wei)列第(di)(di)三(san)。門(men)(men)(men)(men)店(dian)數量前十的省(sheng)份還有(you)(you)廣(guang)東、河南(nan)、山東、湖北、福建、湖南(nan)和安徽。在體量上(shang),門(men)(men)(men)(men)店(dian)最多的前四(si)個省(sheng)份其(qi)門(men)(men)(men)(men)店(dian)數相比排名靠后的省(sheng)份有(you)(you)絕(jue)對的優勢。排名第(di)(di)四(si)的廣(guang)東就(jiu)有(you)(you)570家(jia)(jia)(jia)門(men)(men)(men)(men)店(dian),而第(di)(di)二名的河南(nan)才(cai)336家(jia)(jia)(jia),廣(guang)東就(jiu)接近其(qi)門(men)(men)(men)(men)店(dian)數的2倍,按其(qi)6946家(jia)(jia)(jia)的總(zong)門(men)(men)(men)(men)店(dian)數,前四(si)名省(sheng)份門(men)(men)(men)(men)店(dian)數就(jiu)占了38%。

在城(cheng)(cheng)市分布上(shang),茶百(bai)道(dao)起于四(si)川,因此(ci)目前(qian)還是(shi)成(cheng)都(dou)有最多門(men)(men)(men)店(dian),目前(qian)成(cheng)都(dou)有303家(jia)(jia)門(men)(men)(men)店(dian),其次是(shi)上(shang)海(hai),有254家(jia)(jia)門(men)(men)(men)店(dian)。重慶是(shi)繼(ji)上(shang)海(hai)之后(hou)門(men)(men)(men)店(dian)最多的城(cheng)(cheng)市,有232家(jia)(jia)門(men)(men)(men)店(dian)。茶百(bai)道(dao)門(men)(men)(men)店(dian)最多的城(cheng)(cheng)市中前(qian)三(san)有兩個(ge)都(dou)在川渝(yu)(yu)地區,茶百(bai)道(dao)在川渝(yu)(yu)地區門(men)(men)(men)店(dian)還保持了密度。

茶(cha)百(bai)道門(men)店(dian)(dian)前五的(de)城(cheng)市還包括杭州(zhou)和(he)北(bei)京(jing),分(fen)別有230家(jia)和(he)201家(jia)門(men)店(dian)(dian)。門(men)店(dian)(dian)最多(duo)的(de)前十城(cheng)市還有武漢、廣州(zhou)、南(nan)京(jing)、深(shen)圳和(he)蘇州(zhou)。一方面,茶(cha)百(bai)道在一線(xian)城(cheng)市布(bu)局積極(ji),門(men)店(dian)(dian)最多(duo)的(de)前十城(cheng)市中有北(bei)上廣深(shen),茶(cha)百(bai)道另兩個重點地區是(shi),一是(shi)川渝,品牌發家(jia)地,密集開(kai)店(dian)(dian);二是(shi)在江浙(zhe)滬“開(kai)花(hua)”,在杭州(zhou)、南(nan)京(jing)和(he)蘇州(zhou),茶(cha)百(bai)道都開(kai)了不少門(men)店(dian)(dian)。

從門(men)(men)(men)(men)店(dian)(dian)(dian)(dian)在(zai)不同等級分布(bu)上(shang)看,茶百道最多(duo)店(dian)(dian)(dian)(dian)是開在(zai)新一線(xian)(xian)(xian)(xian)城(cheng)(cheng)(cheng)(cheng)市(shi)。茶百道在(zai)新一線(xian)(xian)(xian)(xian)城(cheng)(cheng)(cheng)(cheng)市(shi)有(you)(you)1974家(jia)(jia)門(men)(men)(men)(men)店(dian)(dian)(dian)(dian),二線(xian)(xian)(xian)(xian)城(cheng)(cheng)(cheng)(cheng)市(shi)有(you)(you)1463家(jia)(jia)門(men)(men)(men)(men)店(dian)(dian)(dian)(dian),三線(xian)(xian)(xian)(xian)城(cheng)(cheng)(cheng)(cheng)市(shi)有(you)(you)1345家(jia)(jia)門(men)(men)(men)(men)店(dian)(dian)(dian)(dian),而到四(si)線(xian)(xian)(xian)(xian)城(cheng)(cheng)(cheng)(cheng)市(shi),門(men)(men)(men)(men)店(dian)(dian)(dian)(dian)數就低于1000家(jia)(jia)了,只(zhi)有(you)(you)923家(jia)(jia)門(men)(men)(men)(men)店(dian)(dian)(dian)(dian),但(dan)仍高于一線(xian)(xian)(xian)(xian)城(cheng)(cheng)(cheng)(cheng)市(shi)的740家(jia)(jia)門(men)(men)(men)(men)店(dian)(dian)(dian)(dian),茶百道在(zai)五線(xian)(xian)(xian)(xian)城(cheng)(cheng)(cheng)(cheng)市(shi)有(you)(you)501家(jia)(jia)門(men)(men)(men)(men)店(dian)(dian)(dian)(dian)。

在(zai)(zai)(zai)密(mi)度方面(mian),極海數據(ju)顯(xian)示,茶百(bai)道在(zai)(zai)(zai)新一線(xian)城(cheng)市(shi)(shi)門(men)店多(duo),密(mi)度也(ye)大(da),一線(xian)城(cheng)市(shi)(shi)密(mi)度也(ye)較大(da)。500米內茶百(bai)道有兩家門(men)店的比率(lv)在(zai)(zai)(zai)新一線(xian)城(cheng)市(shi)(shi)是(shi)30%,在(zai)(zai)(zai)一線(xian)城(cheng)市(shi)(shi)23%,在(zai)(zai)(zai)二線(xian)城(cheng)市(shi)(shi)是(shi)22%。三線(xian)到五線(xian)城(cheng)市(shi)(shi)其門(men)店密(mi)度差距(ju)不大(da),都小于(yu)20%。

選(xuan)址類型:住宅小(xiao)區位置占(zhan)40%

茶百道在選址(zhi)上一個最重要的(de)(de)特征是(shi)“住宅”區域門(men)店(dian)(dian)占比最高。整(zheng)體從全國看(kan),40%的(de)(de)門(men)店(dian)(dian)都分布在住宅中,有33%的(de)(de)門(men)店(dian)(dian)是(shi)在購(gou)物場所(suo),18%的(de)(de)門(men)店(dian)(dian)在辦公(gong)場所(suo),7%的(de)(de)門(men)店(dian)(dian)在學校。

一(yi)線(xian)城市(shi)中,37%的門(men)(men)店在(zai)(zai)住(zhu)宅(zhai),其(qi)(qi)次是36%的門(men)(men)店是在(zai)(zai)購(gou)物(wu)中心(xin)位(wei)置。購(gou)物(wu)中心(xin)位(wei)置門(men)(men)店占(zhan)比在(zai)(zai)從一(yi)線(xian)到五線(xian)城市(shi)中的占(zhan)比都相(xiang)當穩(wen)定,基本穩(wen)定在(zai)(zai)35%上(shang)下(xia),只有(you)在(zai)(zai)新一(yi)線(xian)城市(shi)更少一(yi)些,占(zhan)比在(zai)(zai)29%,且不同于其(qi)(qi)他(ta)品(pin)牌,如果到下(xia)沉(chen)市(shi)場,因為租金降低(di),品(pin)牌會將更多門(men)(men)店開(kai)在(zai)(zai)購(gou)物(wu)中心(xin),茶百道在(zai)(zai)三線(xian)和五線(xian)城市(shi)的購(gou)物(wu)場所門(men)(men)店占(zhan)比并(bing)未有(you)顯著(zhu)提升,反而(er)還(huan)是小(xiao)區(qu)店為主,開(kai)在(zai)(zai)小(xiao)區(qu)似(si)乎是茶百道選(xuan)址的“錯(cuo)位(wei)競爭”法(fa)則。

住宅門(men)店(dian)的(de)選址一(yi)直(zhi)保持在(zai)40%左右(you)的(de)比例,新一(yi)線(xian)城(cheng)市(shi)中(zhong)42%的(de)門(men)店(dian)都開在(zai)小區,二線(xian)城(cheng)市(shi)少一(yi)些也有(you)37%,而(er)三線(xian)到五線(xian)城(cheng)市(shi)開在(zai)小區的(de)門(men)店(dian)占比分別(bie)為42%、42%和(he)43%。到了二線(xian)城(cheng)市(shi),辦公場所門(men)店(dian)都維持在(zai)占比15%上下,大概也是因為這些地方(fang)的(de)辦公點位不(bu)夠多,另外(wai)也可能(neng)是已經被(bei)咖啡品(pin)牌占據(ju)而(er)進不(bu)去。

這種選(xuan)址有三個典(dian)型樣(yang)本。成都(dou)是茶(cha)百(bai)道(dao)門店最(zui)多的(de)地方,茶(cha)百(bai)道(dao)門店密集(ji),超(chao)過一半的(de)門店都(dou)在(zai)小(xiao)區(qu)(qu)里,54%的(de)茶(cha)百(bai)道(dao)成都(dou)門店都(dou)開(kai)(kai)在(zai)住宅區(qu)(qu),購(gou)物場所(suo)僅占23%,成都(dou)門店在(zai)購(gou)物場所(suo)較為有限,要(yao)加密門店,只能在(zai)住宅區(qu)(qu)不斷開(kai)(kai)店。

在(zai)(zai)一(yi)線城市,茶百道需要一(yi)些(xie)有(you)品牌效應的(de)門(men)店(dian),因而(er)在(zai)(zai)商場(chang)(chang)也有(you)所(suo)布(bu)局,在(zai)(zai)上(shang)海購物(wu)場(chang)(chang)所(suo)的(de)門(men)店(dian)占(zhan)比(bi)達到了32%,這(zhe)高(gao)于成都和武(wu)漢在(zai)(zai)購物(wu)場(chang)(chang)所(suo)門(men)店(dian)的(de)占(zhan)比(bi),上(shang)海門(men)店(dian)也主要分布(bu)在(zai)(zai)住宅,占(zhan)比(bi)達44%,這(zhe)延續(xu)了茶百道一(yi)貫的(de)選址邏輯(ji)。

而(er)在武(wu)漢(han),這個(ge)既非品牌發(fa)源(yuan)地,其選(xuan)址(zhi)就接近(jin)于新一線城市(shi)的邏(luo)輯(ji),也是(shi)有近(jin)一半(ban)門店會在住宅區(qu)。

對比蜜雪冰城(cheng):2023Q2新開店“超車”

對比此前(qian)已(yi)遞交招股書的蜜雪冰城,極海數據(ju)顯示,目前(qian)蜜雪冰城門店(dian)已(yi)經達到了27294家,覆蓋(gai)(gai)了31個(ge)省份(fen)和363個(ge)城市,茶百道(dao)門店(dian)6855家,覆蓋(gai)(gai)了31個(ge)省份(fen)和333個(ge)城市。

茶(cha)百(bai)道(千米內(nei))門(men)店(dian)(dian)(dian)密度(du)是(shi)(shi)20%,而(er)蜜雪冰城(cheng)門(men)店(dian)(dian)(dian)密度(du)為53%。茶(cha)百(bai)道90天內(nei)新增門(men)店(dian)(dian)(dian)數(shu)是(shi)(shi)2494,關閉(bi)門(men)店(dian)(dian)(dian)0家(jia),門(men)店(dian)(dian)(dian)變(bian)化率是(shi)(shi)56%,蜜雪冰城(cheng)90天新增門(men)店(dian)(dian)(dian)1656,關閉(bi)門(men)店(dian)(dian)(dian)967,門(men)店(dian)(dian)(dian)變(bian)化率1.2%。

在(zai)(zai)開(kai)到了2.7萬家店(dian)之后,蜜(mi)雪冰城(cheng)或許已經在(zai)(zai)新(xin)增(zeng)門店(dian)上沒有(you)(you)太大空間了,所以在(zai)(zai)疫情期間,蜜(mi)雪冰城(cheng)也沒有(you)(you)停下(xia),而(er)是趁機加緊奔(ben)向(xiang)“萬店(dian)”,考慮到蜜(mi)雪冰城(cheng)店(dian)型更(geng)(geng)成熟,相對開(kai)店(dian)風險更(geng)(geng)小(xiao),進而(er)有(you)(you)更(geng)(geng)多點位(wei)可選。而(er)茶百(bai)道在(zai)(zai)疫情影響下(xia),則迅速收縮開(kai)店(dian)規(gui)模(mo)。

茶百道在哪里開店:40%門店開在小區,近90天新開2494家門店

在(zai)總門店上,蜜雪冰城在(zai)2021年(nian)二(er)季度就已(yi)經有接近1.7萬家門店,而此時的茶百道(dao)才(cai)2704家門店,茶百道(dao)是2018年(nian)放開加盟(meng)的,經過3年(nian)的加盟(meng)才(cai)不斷壯大。

在(zai)城(cheng)(cheng)(cheng)市(shi)(shi)選(xuan)擇上,茶(cha)(cha)百(bai)道(dao)(dao)和蜜(mi)雪(xue)冰城(cheng)(cheng)(cheng)一樣重點(dian)都在(zai)“下沉市(shi)(shi)場”,但蜜(mi)雪(xue)冰城(cheng)(cheng)(cheng)比茶(cha)(cha)百(bai)道(dao)(dao)還要(yao)下沉很多。茶(cha)(cha)百(bai)道(dao)(dao)的重點(dian)城(cheng)(cheng)(cheng)市(shi)(shi)在(zai)新一線、二線和三線城(cheng)(cheng)(cheng)市(shi)(shi)。而(er)從(cong)門店數量(liang)看,蜜(mi)雪(xue)冰城(cheng)(cheng)(cheng)門店最多的是(shi)在(zai)三線城(cheng)(cheng)(cheng)市(shi)(shi),其次是(shi)新一線城(cheng)(cheng)(cheng)市(shi)(shi),再是(shi)四線城(cheng)(cheng)(cheng)市(shi)(shi),三線到五線城(cheng)(cheng)(cheng)市(shi)(shi)門店數量(liang)占了總門店數的57%,是(shi)絕(jue)對(dui)的“下沉市(shi)(shi)場之王”。

在(zai)(zai)(zai)選(xuan)址上,茶百(bai)道和(he)(he)蜜雪冰(bing)城(cheng)(cheng)(cheng)很(hen)相似的地方在(zai)(zai)(zai)于,都把重心(xin)放在(zai)(zai)(zai)“住(zhu)宅(zhai)”類型物(wu)業。蜜雪冰(bing)城(cheng)(cheng)(cheng)在(zai)(zai)(zai)一線(xian)城(cheng)(cheng)(cheng)市住(zhu)宅(zhai)門店(dian)占比達到(dao)了(le)(le)52%,在(zai)(zai)(zai)新一線(xian)和(he)(he)二線(xian)城(cheng)(cheng)(cheng)市占比各達到(dao)了(le)(le)57%和(he)(he)54%,三線(xian)城(cheng)(cheng)(cheng)市有58%的門店(dian)都在(zai)(zai)(zai)住(zhu)宅(zhai)區,四(si)線(xian)和(he)(he)五線(xian)在(zai)(zai)(zai)購物(wu)重心(xin)的門店(dian)有一些增加(jia),但總體(ti)還是在(zai)(zai)(zai)住(zhu)宅(zhai)區,分別有52%和(he)(he)47%的門店(dian)都在(zai)(zai)(zai)住(zhu)宅(zhai)區。

從(cong)(cong)茶(cha)百道和(he)(he)蜜雪冰城的(de)(de)點位選(xuan)址對(dui)比中,可以(yi)知道的(de)(de)是(shi),一(yi)個品(pin)牌(pai)(pai)(pai)(pai)要(yao)開出萬(wan)家門(men)店(dian),這(zhe)種增量(liang)(liang)只有可能(neng)從(cong)(cong)住(zhu)宅(zhai)(zhai)(zhai)區(qu)(qu)門(men)店(dian)中來。購物中心和(he)(he)辦(ban)公(gong)場所(suo)數(shu)量(liang)(liang)都(dou)是(shi)有限(xian)的(de)(de),而(er)只有住(zhu)宅(zhai)(zhai)(zhai)的(de)(de)數(shu)量(liang)(liang)可以(yi)承(cheng)載萬(wan)店(dian)的(de)(de)開店(dian)空間(jian)。且對(dui)于茶(cha)飲(yin),辦(ban)公(gong)場所(suo)即使(shi)多也不是(shi)新茶(cha)飲(yin)的(de)(de)選(xuan)址選(xuan)擇(ze),而(er)是(shi)咖啡品(pin)牌(pai)(pai)(pai)(pai)的(de)(de)主要(yao)戰場,且已經有不少咖啡品(pin)牌(pai)(pai)(pai)(pai)把(ba)開店(dian)空間(jian)也放到了住(zhu)宅(zhai)(zhai)(zhai)區(qu)(qu),茶(cha)飲(yin)和(he)(he)咖啡都(dou)在搶住(zhu)宅(zhai)(zhai)(zhai)區(qu)(qu)的(de)(de)空間(jian),且住(zhu)宅(zhai)(zhai)(zhai)和(he)(he)茶(cha)飲(yin)的(de)(de)人群定位更相似,辦(ban)公(gong)則匹配度更低(di),因而(er)要(yao)開萬(wan)店(dian)的(de)(de)茶(cha)飲(yin)勢必(bi)在小(xiao)區(qu)(qu)點位上(shang)都(dou)有一(yi)戰,從(cong)(cong)蜜雪冰城到茶(cha)百道再到滬上(shang)阿(a)姨和(he)(he)書(shu)亦燒仙草等茶(cha)飲(yin)品(pin)牌(pai)(pai)(pai)(pai)。
